We offer free no obligation valuations which will be carried out by one of our experienced NAEA (national association of estates agent) qualified members of staff. The most important difference here is your tenant will not have your direct contact information and will be looked after by a dedicated property manager, this is a great way to ensure that as a landlord you are compliant with the current 175+ pieces of legislation you need to follow to ensure you are not breaching your legal responsibilities as a landlord. You will be assigned the details of our experienced in-house property manager that will look after you and your tenants.

Silver service (rent collection)

This service was created for our landlords who wish to manage their own tenancy. Which includes dealing with maintenance, and coordinating repairs, ensuring the tenancy is compliant to any legislation updates. Village Estates will then take the financial responsibility and chasing of the rent should it not be received by tenant on time.

Here is a list of benefits to this service:

  • Less stress – the main reason people opt for our silver service is so they do not have to chase rent and deal with arrears should they arise.
  • Rental statements - sent to the Landlord each time a payment has been made
  • Prompt Payments – with the introduction of a good payment software our rent payment are processed instantly by our system
  • Rent arrears – sometimes tenants are less likely to fall into arrears if they know there is a robust rent arrears process in place and they will be dealing with a company not an individual

Client Money Protection (CMP) with Safe Agent

CMP is a standalone membership scheme designed to protect the client money held by the property agent members. The members clients are therefore protected in the event that the member misappropriate the client’s money held in the course of running their business and the clients are able to raise a claim for compensation with the CMP. It provides a financial guarantee to pay claims when one of its members misappropriates the client monies. CMP insures it’s liability to meet this guarantee with an ‘A’ rated global insurer authorised and regulated by the Financial Conduct Authority in the UK. We are members of Safe Agent.

Referral Fees:

To help our customers we offer a range of services that complement the moving process. This includes the use of a local solicitor and an independent financial services advisor.

It is your decision whether you choose to use their recommended services but if you do so we may receive a referral fee. This will not add any additional costs to the fees quoted directly by the service provider.

In the case of solicitors they work efficiently alongside our sales progressor and for this service we may receive a fee of up to £200 per completed case.

In the case of financial services, we work with Clarity Mortgages who are completely independent.

If you use their services we will receive a fee which is typically around £200 and is dependent on the value of the mortgage or related products obtained.
